Completion date: February 12, 2018 Location: Warrenton, VA Customer asked us to replace the thermostat in the home. After replacing the thermostat, discovered that the gas furnace was going into a soft lockout after only a short run time. We timed it at 3 minutes. Found the unit was tripping on a high limit switch located on the primary heat exchanger. Inspected all the ductwork, verified duct sizing, and layout. Everything started to point to a dirty/clogged heat exchanger. We pulled the blower housing and found the secondary heat exchanger to be really dirty. Carefully tried to remove as much debris as possible, to see if we could make some improvement to the system. It changed our total run time from 3 minutes to 5 minutes. The unit still went to a lockout. The Furnace had been run with the improper filter during renovations. The secondary heat exchanger is not covered under the manufacturer's warranty due to failure to maintain the system. The manufacturer states that if the secondary heat exchanger is dirty that it cannot be cleaned and needs to be replaced. Which is over a $2000.00 repair.
